During the preliminary design and render stage at JDC, we work closely with you to create concept plans and provide 3D renders for visualization. This stage allows us to refine the design and ensure your vision is accurately captured before proceeding.

All of our projects are quoted based on the scope of work required. Some items that affect the cost of the design include the size of the project, whether a site measure is needed and how much detail will be required on the plans.
Our design process is performed in stages. These stages include: zoning research, site plan & preliminary floorplan design, final floorplans and elevations (exterior look) and once the preliminary designs are approved we move on to complete the permit/construction drawings by adding all necessary structural details for building permit review and onsite construction. The design process can take approximately one to two months (depending on the scope of the project and correspondence between JDC and the client). We want to ensure that the design is exactly what serves the needs of you and your family to minimize any design changes during construction.
We sure can. Our specialty is to provide the complete service from concept & planning through to permitting. We can provide the complete service or, for some clients, portions of these services to suit their own personal needs.
We offer 3D photorealistic images (or renders). Most projects include an exterior 3D image with the option of also having some interior 3D images created. We also offer in-person design modification sessions at our office with access to your 3D model for interactive visualization of changes.
We recommend setting a generous budget early on for your project. The construction cost is largely dependent on the plans completed and final finishes chosen. Each project is unique. The cost to build is largely like asking ‘How much does a car cost?’ There’s no one-size-fits-all answer. Just like cars come in different types and have various features, houses vary too. High ceilings, fireplaces, stone counters and more can all impact the cost. Other factors to consider include porches, decks, landscaping as well as water supply, sewer options, and driveway length. Our process is very interactive and includes all aspects of the project from design to final move in condition. The total time to complete the construction will vary on a project to project basis. We understand that waiting for permits can be frustrating, but it’s important for us to avoid any disruptions to the work schedules of our sub-trades.
To ensure a smooth process and maintain good relationships with our partners, we schedule the start of construction once the permits are in hand. We’ll keep you informed and work closely with you to plan the construction phase as soon as we have the green light.
